1. Think First Impressions

So what will be the first descriptive words that come to mind when your prospect parks their car in front of your home? Will the exterior of your home invite potential buyers to your front door? Make sure the driveway, yard and entrance to your home is immaculate and free of clutter. Insure the lawn, and shrubs are manicured. Always freshen-up the flowerbed with new mulch. Add a splash of color on your front stoop or porch.


2. The Exterior of Your Home

To insure your home sparkles, power-wash the exterior along with the porch, sidewalks, decks and driveways. If needed, add a new coat of paint on the front door and porch rails to give it a fresh look!


3. Inside – Does Your Home Pass The White Glove Test?

Inspect every crevice for cobwebs. Remove and clean dust from ceiling fans, dirty baseboards and carpets. A small investment in time and good cleaning will make your home look its best and produce the greatest return.

Add a touch of style and strategically place a fresh bouquet of flowers or bowl of fruit on your countertop or dining room table.

Often family photos and personal accessories are a distraction and prevent your prospects from picturing themselves living in your space. Why not pack your personal items away and allow your buyer to visualize their belongings filling your home.

If it’s broken, repair it. Loose doorknobs, squeaking doors, dirty air return filters, ovens, and tile grout, loose wallpaper seams and other minor flaws detract from your home's value and allow your prospect to question your ability to properly maintain your home.

Not doubt about it, bright open homes make a positive statement so be sure to open your blinds, shades, and curtains to show how cheerful your home really is. Before you vacate your property to allow the showing agent and prospects view your property, turn on every light in the house. By all means, wash your windows and remove the screens.


10. Pets Underfoot?

Because many buyers (and their agent’s) are very sensitive to pets, keeping them out of the way, preferably out of the house is highly desirable. It is recommended you pay special attention to pet odors. Removing pets, beds, bowls and toys will reduce pet odor and the opportunity for buyer rejection.
